1. Are pets allowed in the building?
Yes, with condominium board approval. Please review the condominium bylaws for specific details.
1. Do purchasers have to shovel snow, mow the lawn or take care of trees and shrubs?
No, snow removal, lawn care and landscaping maintenance services are all covered through your condominium fee's.
3. Is there be storage in the building?
Yes, each underground parking stall has a chain-link enclosed storage area in front of it.
4. Is this an adults only or seniors only building?
No, there is no minimum age required to purchase a unit.
5. Can I have a BBQ on my patio/balcony?
Yes, a natural gas connection is available on the patio/balcony of each unit. The condominium bylaws state that no propane bottles are to be stored in a unit, parking/storage unit or on any common property. If you currently have a propane BBQ you may have modify or replace it.
6. Will there be any guest/visitor parking?
Yes, surface parking stalls will be available for quests/visitors, there are also assigned accessible parking stalls within close proximity to the front doors of the building
8. Is the building be sprinklered?
Yes, sprinklers have placed throughout the common areas and individual units.
9. How much are the condo fee's?
Condo fee's vary by unit and are estimated to be $0.35 per square foot per month; or $350 per 1,000 square feet per month. Currently, Condo fee's are not being charged and instead the developer is charging "maintenance fee's" which are also approximately $0.35 per square foot per month. Once the developer turns over the condominium board, the fee's change to typical condo fee's.
10. What will the property taxes be?
Property taxes are dictated by the Town of Devon. Based on the residential mill rate over the past few years, we recommend budgeting $785 per $100,000 of assessed value.
11. Is air conditioning be available?
Air conditioning is roughed in to all units. An air conditioning compressor unit as well as its associated indoor cassette can be installed at anytime by a certified mechanical contractor of your choice.
